What a Landlord or Santa Monica Realtor Can Include in Security Deposit Deductions


A clothes dryer.Image via WikipediaA landlord or Santa Monica Realtor cannot make deductions from a tenant’s security deposit for ordinary repairs. This is his full responsibility. He can ask for the tenant to shoulder the cost of other excessive repairs caused by misuse.


Some examples of ordinary wear and tear that a landlord must pay for are moderate dirt, faded drapes, warped cabinet doors that won’t close, repairs to clothes dryer or toilet as a result of thermostat or piping damage.


Some examples of damage a tenant must pay for are rips in carpets or stains from pet urine, large bathroom tile breaks, wall water damage from hanging plants, dryer that won’t work because of overloading, or a clogged toilet due to diaper or tissue stuffing.
