Entry is only required when repairs are needed, in emergencies, or when the property needs to be perused for prospective new tenants or buyers.

Some states allow landlord entry when a tenant is absent for a long period to asses the unit for maintenance. This period is usually for more than 7 days.

Some states require that the landlord give advance notice to the tenant before entry. This is usually 24 hours. If the state does not require this, a landlord may enter the unit in cases of emergency only unless given permission by the tenant.
