The lease or rental agreement is the foundation of the Santa Monica Realtor/landlord-tenant relationship. While oral agreements are easier, these are not solid and can lead to disputes especially for long-term leases. To avoid confusion, the lease agreement should be written and contain specific details.
It should contain length of tenancy, amount of rent, number of tenants and if there are any pets, if the tenant can sublet, that the landlord needs to gain access to the Santa Monica rental property for repairs and should give advance notice, who pays for utilities, and who pays for legal fees in case of a lawsuit related to the rental agreement.
